If you’re planning a major project, asking the right questions upfront can save you headaches, delays, and unexpected costs later. It also lets you know if the builder is right for you. 

Here are five questions to ask a builder before you sign a contract. 

1. Can you talk me through your process from start to finish? 

A reputable builder should be able to outline their process clearly from pre-construction phase to handover. This shows you how they plan, schedule, communicate, and resolve issues. A strong process gives you confidence they know how to manage your project. 

2. Who will be managing my project day-to-day? 

Some building companies sell you the job and then pass it on to someone you’ve never met. Ask who your point of contact will be throughout the project and how frequently you can expect updates. Builders who are involved in the project from start to finish produce better results.  

3. What’s included in your quote and what isn’t? 

Hidden costs can ruin a budget – your budget. A good builder will be upfront about what’s included, what’s excluded, and where allowances are used. Be wary of vague estimates or quotes that seem too good to be true as they often are. A detailed estimate is best to avoid unexpected discrepancies and blow outs. 

4. What experience do you have with projects like mine? 

Don’t be afraid to ask how they’d approach specific challenges like tight access, heritage overlays, or tricky timelines. You want to feel confident with your builder of choice through all stages of the build.

5. What happens if things run late and over the timeline? 

Timelines matter, especially when you're planning around living arrangements or finances. Ask your builder how they set and manage schedules, what they build in for weather or delays, and how they keep you informed if things change. A professional builder will be honest about what’s realistic and will have a plan for staying on track - or getting back on track if needed.
